At Warner Quinlan, we provide our Eviction Protection Plan for just $6 a month. We provide this service to give peace of mind to Winter Park property owners.
If an eviction becomes necessary our Eviction Protection Plan will cover the cost of the eviction as well as the costs associated with regaining possession of the property. We placed the pre-screened tenant into your rental property and it is our responsibility to deal with them.

Rent Protection Plan
The Warner Quinlan Rent Protection Plan and our Eviction Protection Plan are designed to run in conjunction.
In the rare event that an eviction against the tenant placed by us comes about, the Eviction Protection Plan would cover the legal costs of the tenants’ removal. Unfortunately, there is a lost rental income that the landlord must also deal with. This is where the Rent Protection Plan helps by contributing towards the lost money from the absent rental income in the form of one month’s rent.
Our Rent Protection Plan is designed to compensate the owners lost rental income. We provide the owner with the equivalent of one month’s rent. Due to the fact that evictions in the Winter Park area can take between 30 to 60 days, owners can be left with a period of no rental income which can hurt owners who still have ongoing costs from owning a rental property.
The Rent Protection Plan is in addition to the rent monies claimed on the security deposit claim that will be filed. Giving the owner up to 60 days of rental coverage while the eviction process moves through the courts and ownership of your property is regained.
