When rental property owners call us about managing their property in Orlando, usually the first thing they ask is, “What are your fees?

As a professional property management company, our goal is to provide you with expert advice and service, and sometimes we have to ask questions before we can answer yours.

Symptoms and Diagnosis

Think about what you do when you’re not feeling well. If you were ill and went to the doctor, the doctor would ask you questions. You would then describe your symptoms allowing the doctor to make a diagnosis. When people call us and ask questions about their property, we need certain facts so we can properly answer.

If a property management company simply starts quoting fees ? without asking questions ? it should raise a red flag. How could any professional company quote price without knowing anything about the circumstances or in this case, the property?

What is the Property and Where Can We Find It?

One of our first questions is, “What kind of property do you own?” We need to know if it’s a house, condominium, duplex or something else. There are some kinds of property we do not manage, and having an entire conversation, only to learn late in the call that you own a type of property we don’t manage would be wasteful.

The second question we ask is, “Where is your property located?” Location is important. Your property may be in a part of town that is outside of our range or our vendors may not service. We wouldn’t want to waste your time, so we always ask where your investment home is located.

Cooperation and Communication

When you talk to a property manager, be willing to provide property-specific data. Without it, a property manager cannot give you the right guidance. That’s why we ask questions. We want to help and be instructive, but we need some relevant information.

When you pick up the phone, please don’t call and ask only about our fees. We won’t be able to provide an educated answer. When we have details relating to you and your property, we’ll be better prepared to talk with you about your property.
