The following checklist will aid in a smooth transition for you and your property!

Provide Warner-Quinlan with the following:

• Address and phone numbers
• Email address
• A check, payable to Warner-Quinlan, Inc. for prep work, if applicable, and advertising
• 3 sets of door keys
• 2 sets of mailbox keys
• 2 garage remote openers
• Security alarm and gate codes, if applicable
• HOA/Condo rules, if applicable

Utility Information – Please have utilities remain on until the property is rented. If you wish, you may CHANGE the billing address on your utilities to 3216 Corrine Drive, Orlando FL 32803, but the accounts in your name. Disconnect telephone and cable TV.

Insurance Information – Change your insurance from “homeowner’s” to “landlord”, and request that your insurance company list Warner-Quinlan, Inc. as an additional insured.

Change mailing address to Warner-Quinlan, Inc. for your:

• Homeowner or Condo Association
• Lawn service
• Termite/pest contractor
• A/C contractor
• Any other service or organization we need to monitor or work with.

Provide the location of the main water shut-off, the gas shut-off valve, if applicable and the circuit breakers.

Provide the A/C filter size along with the location of the filter on the A/C unit.

Perform the following maintenance:

• Make sure all mini-blinds and verticals are operational
• Caulk tubs and showers
• Check all light bulbs, outlets and switches to make sure they work
• Be sure smoke/carbon monoxide detectors on each level are operational
• Cut grass, edge & trim shrubs/trees
• Paint and clean interior of house
• Have carpets professionally cleaned
