What areas do you serve?

Warner Quinlan serves the Greater Orlando Area, with primary focus on Downtown Orlando, Lake Nona, Hunters Creek, Winter Park, Winter Springs, Altamonte Springs, Oviedo/UCF area, Windermere, Celebration, Kissimmee, and Davenport.


Can you help me find an investment property?
Yes! 


How do you screen tenants?
We look at rental history, previous landlord references, credit history, criminal history, sex offender registry, employment checks, income verification and previous eviction checks.

When do you collect rent?
Rent is due on the 1st of the month. After the 5th of the month, rent is considered late. 

When do I get my statements?
You will receive your statement between the 10th-15th of the month via email, depending on weekends and holidays. Attached to the statement will be any original vendor invoices paid through your account.

How do I put money into account?

We accept cash, checks, wires, and most major credit cards (Visa, Mastercard, and Discover).
You may call our office to make a payment online via credit card.


What repairs should I expect in between tenancies?
This will depend upon the condition left by tenant. Expect to need new blinds and touch up or fresh paint regularly, and larger repairs such as new carpeting after every few years.

Do I need Homeowner’s Insurance?
Yes. This will protect you from being held liable if there is an injury on your property and to the home itself (not the tenant’s belongings). You should always request a “Landlords Policy” from your agent.

How do you market my property?

We only use licensed and insured vendors who warranty their work.


How do you determine the best rent rate for my property?

We do a current market rental analysis to determine the best rental price for your home, factoring in updates, size, and amenities. Please remember, ultimately the market dictates the rental price!


Why should I allow pets at my property?

By allowing pets, you will open up your property to more potential applicants since many people have pets. This will help you get your property rented faster.


What if a tenant fails to pay rent?

We start by delivering a 3 day notice to pay or vacate. If no payment is received, we commence a procedure of legal steps which increase in severity and may ultimately result in a legal eviction.


Who pays for water, electricity, and gas?
The tenant will put the utilities in their name during their tenancy.

Can you sell my property on my behalf?
Yes!! We will make recommendations for price based on market conditions, and then require you to sign a sales listing agreement. Please note, if you wish to sell your property while it is tenant occupied, it is much easier to sell through us than an outside agent due to scheduling showings and gaining access while tenant occupied.

Do you offer rent to own services?
Yes! Sometimes residents ask if they can buy the house they rent, and we arrange necessary contracts in order for them to buy from Owner.
